Foreign Investors See Real Value Through Digital Tools — and Won't Pay Inflated Prices
Woven Global CEO Burak Ustaoğlu, noting that they actively manage both Turkish investors' overseas investments and foreign investors' processes in Turkey, stated that the biggest barrier in the market is unrealistic price expectations.
Digitalization and AI Have Increased Transparency
Emphasizing that investing from different countries has become much easier with the spread of digitalization and the concept of "global citizenship," Ustaoğlu noted that AI technologies now allow real valuation calculations to be carried out with complete transparency. He highlighted that foreign investors can access the true market value of properties in Turkey with just a few commands, using real estate platforms and AI tools.
The "Different Price for Foreigners" Policy Is Complicating Deals
Ustaoğlu noted that developers significantly inflate their price expectations once they learn the buyer is a foreigner, and illustrated the problem with the following example: 'When a property selling for $250,000–$300,000 today suddenly draws expectations of $400,000–$450,000 simply because the buyer is foreign, the process breaks down.'
Real Value Is Key to Capturing Foreign Demand
Stating that foreign investors' interest in Turkey continues in the current economic climate, Ustaoğlu emphasized that the sector must price properties at real market values in order to meet that demand. He added that if a transparent and realistic pricing strategy is adopted, foreign investors will show significant appetite for Turkey.
