Dubai Real Estate Market Recovers Rapidly as Turkish Investor Interest Returns

Investment Preferences Are Changing in Dubai's Real Estate Market
Despite regional tensions in the Middle East, Dubai's real estate market is experiencing a rapid recovery. Speaking to NTV, international real estate expert Burak Ustaoğlu said the investment preferences of both Turkish and foreign buyers in Dubai have started to change.
According to Ustaoğlu, investors were primarily purchasing completed properties offering high short-term rental yields only two months ago. Today, interest is increasingly shifting toward projects scheduled for completion in four to five years. Lower annual instalments and flexible payment plans offered by long-term developments are playing a significant role in investment decisions.
Ustaoğlu also stated that Dubai property prices experienced an inflation-adjusted decline of approximately 10% to 15% during the same period. This adjustment has created new purchasing opportunities for investors seeking long-term value.
Sales Fell by Nearly Half During the Period of Tension
Ustaoğlu explained that Dubai's transparent data-sharing system makes it possible to monitor real estate transactions closely. According to the available figures, overall property sales declined by approximately half during the period when regional tensions intensified.
However, data released in recent weeks indicates a rapid recovery. Ustaoğlu said transaction volumes have now moved close to the levels recorded before the regional escalation, demonstrating the Dubai property market's ability to respond quickly to international uncertainty.
Dubai Remains the Leading Choice for Turkish Investors
Dubai continues to be one of the most popular international real estate destinations for Turkish investors. It is followed by Greece, the United Kingdom and the United States.
Ustaoğlu said one of the main reasons behind the demand for Greek property is the country's Golden Visa programme, which can provide residence rights to investors who meet the applicable conditions. Turkish citizens are also seeking to diversify their investments across different countries and asset classes.
Dubai Continues to Lead in Rental Yields
According to Ustaoğlu, Dubai remains one of the world's strongest real estate markets in terms of rental returns. The United Kingdom and the United States also attract Turkish investors because of their established market structures and investment diversification opportunities.
High rental yields, long-term capital appreciation potential, flexible payment models and transparent market data continue to support Dubai's appeal among international property investors.
